Buying real estate in Montenegro: take advantage of the calm before the storm!

Let's start from the current situation in the country viewed through real estate, square meters in coastal municipalities have risen in price by 20 to 25 percent, but the price growth has been lower in the last few months. A couple of important data is that the prices of a square meter in the Bay of Kotor range from 2,500 to 3,000 euros, and near the sea and in the Old Town of Kotor up to 4,000 euros. While in Budva the average price is 2,300 euros, then apartments in Bar range from 1,200 to 1,800 euros for new construction, and in Herceg Novi an average of 2,000 euros, however it is very ungrateful to use average prices because there are large deviations depending on the location and quality of construction.
In accordance with these prices in Europe today, the motivation to buy real estate in our country has increased. What stimulated them were low interest rates and of course the fear of inflation in the last 12 months, and the domestic growth of wages and increased borrowing from banks and the interest of Ukrainians and Russians was replaced by greater interest of buyers from the EU, especially from Germany.
The fact is that agencies that were primarily oriented towards the market of the former USSR had to look for alternative sources of potential customers. Buyers from the region, primarily Serbia, traditionally have a significant share of our real estate market. It was relatively easy to notice the increase in demand for rental properties since the beginning of the conflict in Ukraine.
Part of the Ukrainians and a larger number of Russians, mainly from the IT sector, chose Montenegro as a destination for life and rented a significant number of apartments in the long term. Considering the payment power, the increase in demand and the jump in inflation, there was also an increase in rent prices at the level of 20 to 30 percent. What will also have an impact on the future of the market is the partial mobilization in Russia.
The proclamation on partial mobilization has been signed, and the parliament will be informed about the measures needed for its implementation. The Ministry of Defense has recommended that military reservists be activated as the country faces a prolonged conflict in Ukraine and the Donbass.
Putin said that Russia has weapons more modern than those of NATO and that if there is a threat to Russia's territorial integrity, all means will be used. In the first hours after Putin's partial mobilization order, one-way plane tickets for many destinations sold out in no time. Prices for free appointments have skyrocketed.
Citizens, as Reuters writes, fear that men of military age will not be allowed to leave the country. Reuters reported that flights from Moscow to Istanbul, Turkey, and Yerevan, Armenia, were already sold out on Wednesday. Russians can enter both countries without a visa.
Russians can go to Georgia without a visa, but flights from Moscow to Tbilisi were also unavailable. Among the countries for which Russians do not need a visa is Serbia.
However, you can get to Belgrade from Moscow with the Serbian national carrier Air Serbia (AirSerbia) only on October 9, and the ticket costs about 900 euros one way. These are the data from the ticket search on the website of Air Serbia on September 21, a few hours after Putin's announcement. For the first free flights from Moscow, there are only a few free tickets left - in the more expensive, economy class.

What we can infer from the presented information is that real estate prices in Montenegro are currently stagnating (somewhat) compared to what we can expect in the coming period. The real estate market follows other markets, and the fact is that the current situation in the world only heralds a jump in prices. Now is the right time to secure a home for yourself.
